The Elmley Room

This romantic 35sq m room is set in the Victorian north wing of the farmhouse. It has large, dual-aspect sash windows overlooking the Swale Estuary, a four-poster king-size bed and an in-bedroom rolltop bath tub placed under the window. The walls are dressed in botanical paper and there are pastel-pink-velvet-upholstered chairs in the small seating area. Down a few steps, the bathroom has a double rainfall shower, also with a view, and twin sinks. There’s no TV, but you’ll have a Roberts radio, a tea tray (delivered each morning), hot-water bottles and Bramley bath products. A baby cot (for under-3s) can be added free of charge.

The Pink Room

True to its name, rosy hues abound in this cosy room 24sq m, right down to the chevron bath tiles and the detailing in the padded headboard. There’s a smattering of mod-rustic furnishings in cornflower blue and a super-king-size bed (can be twinned on request) which faces the sash windows for gloriously green reserve views. The bathroom, set behind a discreet frosted-glass partition, has a rainfall shower and a fireplace. You’re encouraged to admire the view, so there’s no TV, but there’s a Roberts radio, a tea tray (delivered each morning), hot-water bottles and Bramley bath products. A baby cot (for under-3s) can be added free of charge.

The Blue Room

A sultry 29sq m space set on the first floor of the farmhouse’s 18th-century wing, where the decor is composed of several blue shades and there are richly hued velvets, flashes of exposed brick and upcycled rustic furnishings. The super-king-size bed can be twinned on request, and in the bathroom there’s a navy rolltop bath tub with a view of the nature reserve and a rainfall shower. There are sweeping views of the garden from the bedroom, so you won’t miss the TV, but you will also have a Roberts radio, a tea tray (delivered each morning), hot-water bottles and Bramley bath products.

The Yellow Room

A cheery sunshine-hued 29sq m room, this hideaway has a sliding barn door, exposed brick walls and other charming rustic touches (weathered rugs, velvet-upholstered vintage seating…). There’s a super-king-size bed that can be twinned on request and a bathroom with a rolltop bath tub by the window, twin sinks and a rainfall shower. The bathroom window overlooks the nature reserve and from the bedroom you can admire the peaceful back garden. TVs have been kept out of rooms to encourage a little nature-spotting, but you’ll have a Roberts radio, a tea tray (delivered each morning), hot-water bottles and Bramley bath products.

The Lookout

Accessed by its own staircase and set in the eaves, the 16sq m Lookout is on the farmhouse’s second floor. From this floor, you get breathtaking views of the nature reserve from the dormer windows. There’s a beamed ceiling, judiciously picked rustic furnishings and a super-king-size bed that can be twinned on request. Across a private landing with comfy seating you’ll find the bathroom which has a shower over a bath tub. There’s no TV, but you’ll have a Roberts radio, a tea tray (delivered each morning), hot-water bottles and Bramley bath products. If you’ve arrived with children aged 12 and older or a couple of friends, for an extra charge you can book the adjoining Nest room, which sleeps two extra guests on comfy single beds. (Under twos can stay free).

Elmley Cottage

This cottage sleeps up to 10 adults, with four bedrooms (with a combination of king-size and single beds) and a ground-floor sitting room with a pull-out double bed. There’s a huge living room and a large kitchen with a gas oven; there’s a barbecue outside, too. There are nature trails on your doorstep, views are of the countryside and sea, and your nearest neighbours are free-range chickens, and ducks paddling in the ponds. In the three bathrooms, you’ll find three showers and one bath tub.

Traditional Shepherd’s Huts

There are two of these 10sq m huts, each featuring a double bed, ensuite shower room and a wood-burning stove (there’s no mains electricity). Little Owl comes with access to an bird-watching spot looking towards the oak trees where Elmley’s barn owls nest – what’s more, there’s a pair of vintage binoculars and a Swarovski telescope waiting for you inside. Samphire has sweeping views across the marsh, Swale Estuary and the mainland in the distance. In winter, wildfowl take shelter on the Swale, and you’ll be in with a chance of spying short-eared owls swooping over the ponds. Request your preferred hut – Little Owl or Samphire – when booking.

Large Shepherd’s Huts

Each of these 16sq m huts has floor-to-ceiling windows at one end to make the most of the views. Clad in timber and finished with soft wool throws, they have a cosy and nostalgic feel. Each has a king-size bed, a kitchenette, an ensuite shower room with brass fittings and an outdoor fire pit. Ferryman’s takes its name from the ferryman’s hut which stood on the same spot, looking out over the water. Saltbox faces the marshes, where you’ll often see flocks of birds rooting around for food. The Damson is surrounded by fruit trees in the old orchard, and has excellent views of the sun rising over the marsh. This 17th-century farmhouse is great for groups, with six bedrooms accommodating up to 14 people in a combination of single and super-king-size beds spread across two floors.
