Poolside

Framed by towering umbrella pines, the main pool sits on a bloom-trimmed lawn, surrounded by linen-draped cabanas and loungers. In the wellness area, a second heated pool gazes over the estate’s ancient olive groves.

Spa

In the west wing of the main villa, the Borgo dei Conti spa is split across two levels and has everything you could dream of for a tune-up, from a Finnish sauna and salt room to a sensory deprivation tank and hydro-thermal circuit. Treatment-wise, let a soothing lavender caress melt away your stress, or turn back the clock with a Nescens lifting facial. If you’re a little more woo-woo when it comes to wellness, the estate’s park features dedicated ‘bioenergy’ areas where you can recharge in the company of centuries-old trees. Otherwise, al fresco yoga sessions or a workout in the hotel’s park-gazing gym ought to do the trick.

Packing tips

Oversize sunnies and a classic costume for afternoon dips in the pool. Save some space in your suitcase for a bottle or two of the region’s famed extra virgin olive oil.

Silence is a virtue at Borgo dei Conti, where you're encouraged to tune into nature. But if you do fancy turning up the volume, the iconic Umbria Jazz festival takes place each July, just a 30-minute drive away in Perugia.

Welcome, though not particularly catered to. Cribs are available for free, and extra beds are charged according to room type and age. Babysitting can be arranged, upon request.

Sustainability efforts

The hotel eschews single-use plastic and generates part of its energy via solar power. The restaurants work almost exclusively with local suppliers and all food waste is recycled in the estate’s gardens, where they produce their own olive oil and honey and grow organic vegetables. The restoration of the borgo was completed with the help of local artisans using regional materials including handmade terracotta, Umbrian stone and natural oak wood.

Hotel restaurant

With country-house decor and heaps of rustic charm, Osteria del Borgo is the hotel’s all-day dining spot, serving up Italian comfort foods including wood-fired pizza and sugo-tossed pasta in a relaxed, convivial environment. Made with estate-grown ingredients, everything’s as fresh as a new Ferrari, but the egg tagliolini with black summer truffle is our go-to. Cedri, by contrast, is geared toward fine dining, with elegant, airy interiors and a terrace overlooking the gardens. Named after the Lebanese cedar trees that greet you at the hotel’s entrance, and helmed by chef Emanuele Mazzella, the menu puts a modern, elevated spin on Italian classics. Start with the lightly seared Visso trout, followed by the ‘Ischia-style’ rabbit tortello and a selection of melt-in-your-mouth local cheeses.

Hotel bar

The Lounge Bar is an intimate space framed by vaulted arches. Pull up a stool at the horseshoe bar for a signature cocktail, or head to the courtyard-facing veranda for a vino (or two — the hotel’s 25-page wine card is designed to keep you lingering). Plus, every evening, guests are invited to the Cedri terrazzo for champagne and regional bites, followed by an after-dinner ritual at the amphitheatre featuring a heady line-up of fine spirits and artisanal chocolate.

Last orders

Osteria del Borgo is open from 11.30am to 10.30pm, while Cedri serves dinner from 7.30pm to 10pm. The Lounge Bar is open daily from 10am to midnight.

You’ll find Borgo dei Conti just outside the mediaeval hilltop town of Montepetriolo, in easy reach of the Umbrian capital, Perugia.

Planes

Perugia's airport is around a 40-minutes drive away; from Florence Airport and Rome Fiumicino, it’s around two hours by car. Staff can arrange transfers on request.

Automobiles

Your own four wheels are a cheat code to exploring this scenic part of the world, with all its hairpin lanes and hilltop villages. Plus, there’s free private parking and electric-vehicle charging points on site.

Worth getting out of bed for

Umbria is packed with charming villages, but few are as beautiful as Panicale, formally recognised as one of the borghi più belli d’Italia and just a 20-minute drive from Borgo dei Conti. Solomeo is also worth a visit — it’s a mediaeval ‘village of cashmere’ which was brought back to life by fashion designer Brunello Cucinelli. In the summer months, Lake Trasimeno is a fine spot for a paddle, especially along the western shores of Castiglione del Lago, where well-equipped beaches sit in the shadow of the formidable Rocca del Leone castle. Culture vultures can reach Perugia in half an hour to admire works by local legends like Perugino and Pinturicchio at the Galleria Nazionale dell'Umbria, or visit the nearby Nobile Collegio del Cambio. And if that leaves you hankering for more, it’s just a 90-minute drive to Florence’s Uffizi, the Shangri-La of Italian belle arti.

Local restaurants

Uplifting Umbrian taste buds since 1991, the Boldrini family behind celebrated restaurant Lillo Tattini know a thing or two about good food. Now, with sommelier siblings Marco and Bianca at the helm, expect regional recipes passed down through generations, executed with fresh local ingredients and accompanied by a killer wine list. In Perugia, Ada is another much-loved spot, where chef Ada Stifani puts a contemporary spin on regional flavours.

Local cafés

Antica Latteria in Perugia specialises in one single Umbrian specialty: the maritozzo. 86-year-old Umberto hand-whips the cream filling for these pillow-soft brioche buns each morning. For coffee, head to Sandri. Founded during Italian unification in 1860, it’s one of Italy’s oldest cafés, as evidenced by its perfectly preserved frescoes, chandeliers, and rich wooden panelling.

Local bars

Head to Venti Vino for a real neighbourhood wine spot. Located in an old area known by locals as ‘borgo bello’ for its handsome good looks, here you’ll find wines from small producers across Italy and France, Venetian-style cicchetti, and some of the friendliest folk in town. For cocktails, Dempsey’s Perugia know their stuff. Make ours a Redeye Manhattan, a spirited take on the classic shaken up with mezcal and pimento dram.

Pulling up to the fortified gates of Borgo dei Conti, you might feel like the protagonist of a vintage Italian romance novel. Past the portcullis-fringed gate, a gravel drive curls upward through thick forests, until suddenly, the trees part to reveal a brooding castello framed by two magnificent cedars. Grey-stone and turreted, it has all the gothic theatricality of a mediaeval stronghold. The estate you see today, though, dates back to the 19th century, when the Count of Montepetriolo — a painter with a penchant for battle scenes — transformed the ancient ruins into a romantic Gothic Revival residence. Now, thanks to the visionary Babini family, Borgo dei Conti has reclaimed its storybook soul. Interiors by Milanese studio Spagnulo & Partners merge historic details with a contemporary touch, incorporating hand-woven fabrics from Giuditta Brozzetti with an earthy-but-understated palette. Throw in a two-storey spa, a cabana-flanked pool, and indulgent regional cuisine, and you’ve got a fairytale fortress fit for a count.
