Two Junior Suites have been adapted; the communal areas (including spa) and public bathrooms are accessible, and there are dedicated parking spaces. Various parts of the resort, such as suites and restaurants are accessed via even, outdoor paths; but unfortunately, the pools are not suitable if you have limited mobility.

The hotel opens annually from spring to autumn; in 2026, you can stay between 22 April and 31 October.

Our favourite rooms

Theros All Suite Hotel is true to its name with its collection of breezy, beachy suites. Each comes with its own outdoor space, but we like the Junior Suite with Roof Garden for admiring the verdant views from its alfresco hammock. Or, we’re also partial to the show-stopper Theros Suite, where a private heated pool, hot tub and outdoor dining and workout areas makes it rather difficult to venture far from this want-for-nothing residence.

Poolside

Theros is made for mature water babies: its two main pools are flanked by towering palm trees and sink-into-me sunloungers. Both are tranquil, olive-tree-scented spots for idle lengths and sunbathing sessions. You’ll find a smaller, shared pool accompanying some suites, and others come with a private place to dip.

Spa

With a name that translates to the ‘art of living well’, it’s no surprise the hotel’s Ef-Zin Spa facilitates just that. Signature L’Occitane-backed therapies are inspired by Greek holism and are as rejuvenating as they are pampering. Spells in the sauna or hammam, greenery-gazing gym sessions and morning yoga deliver extra wellness hits.

Packing tips

An interest in chatting to new people — many of Theros’ spaces have been designed with mingling in mind, such as communal tables at Mazi Mas restaurant and some suites with a shared pool.

For less polished but equally refreshing swims, wander a few minutes down to the local pebbled beach — staff can supply you with parasols if you’re looking to linger.

Hotel restaurant

Chef Alexandros Charalabopoulos leads the culinary charge at both of Theros’ acclaimed restaurants. Mediterranean Mazi Mas is the hotel’s centrepiece, where island-sourced ingredients are whipped up into contemporary plates of fresh seafood and just-picked garden produce. Parea follows a similar ethos, in terms of cooking and conviviality (both restaurants’ names are derived from Greek words for togetherness) but is your slightly more casual option. At breakfast, wholesome à-la-carte dishes are given a local twist — pancakes drizzled with thyme honey, scrambled eggs seasoned with oregano and roasted cherry tomatoes (fresh from the kitchen garden), olive-and-feta omelettes.

Hotel bar

Each restaurant has its own bar, with inviting pool views and boho-chic terraces. You’ll find moreish light bites at both, but we like Parea’s bar for an Aegean Classic (herb-infused Gin Mare and Mediterranean tonic), soundtracked by weekly live music. At Mazi Mas’ watering hole, sip equally fragrant G&Ts alfresco, on its roof terrace or cosied up in its mezzanine library.

Last orders

Both restaurants serve breakfast from 7.30am to 11am; lunch between noon and 5pm, and dinner from 7pm to 11pm. Both bars pour from 9am to 2am.

Worth getting out of bed for

Named after the Greek for ‘summer’, Theros All Suite Hotel is experienced in alfresco adventures. There’s a cycle path close to the hotel that leads into Kos Town, winding you past scenic beaches. In town, make for the Archaeological Museum, Ancient Agora or imposing Neratzia Castle; further afield, find cultural and natural fixes with rambles to Antimachia Castle or the White Stone Cave in Kefalos. There are plenty of mountainous hiking trails, which staff can advise on, or you could opt for a thrilling Jeep safari instead. Horseback riding, traditional cooking classes, farm visits and wine tastings can all be arranged, as can snorkelling or yachting excursions around Kos’ crystal-clear coves.

Local restaurants

You’ll dine under stars and vines in the garden terrace at Petrino, a classically Greek restaurant that’s set back from the main drag. Waterfront Astakos Restaurant is a seasonal favourite for fresh fish, made-to-share meze and dips, and signature cocktails, washed down with sunset views. Set amid greenery and bougainvillea, Ampeli Wine Yard is (literally) off the beaten path, but your reward is lush views, homemade wines and simple-but-delicious local cooking.

Local cafés

Contemporary café The Cup is a go-to for healthy brunches, banana bread and speciality brews. Its name might be a bit of a giveaway, but Alchimion Coffee and Brunch is a wise place to start your day for its generous breakfast plates and strong cuppas.

Local bars

Beach bar Jacksons is made for day-long lingering, where smoothies quickly turn into signature cocktails, and the tempo is up-beat until sunset.

Family-owned Theros All Suite Hotel knows Kos like the back of its hand. Owner Ilias Mastrominas brought his own architectural — and local — know-how to the project, having previously worked on Smith-approved stays Oku Kos and Koia All-Suite Wellbeing Resort. His wife Katerina oversees the gardens, daughter Aspasia advises the spa’s botanical offerings, and son Yiannos delivers mechanical engineering expertise. 

The result is as wholesome as you’d expect: a love-letter to the land, thanks to its sustainability initiatives, green spaces, farm-to-fork dining and private terraces that grace each suite. You’ll get doses of blue at its two main pools, plus smaller shared and personal ones across the residences. Days on the island are spent beach-hopping, on coastal cycles or sprawled out in the L’Occitane-backed spa. And evenings are equally enchanting with the hotel's mod-Greek restaurants and bars to bounce between. It might be a family affair in spirit, but Theros is designed for adults-only allurement.
