50% (including tax) will be taken at the time of booking. The balance (including tax) will be taken 28 days before arrival.

Cancellation Policy

All cancellations must be made in writing and acknowledged by email in reply. Cancellations made 90 to 61 days before arrival will be charged 50 per cent of the booking total; cancellations made within 60 days of arrival will be charged in full.

The Boathouse

Close to the Landing jetty, this standalone villa has a covered courtyard, terraces and an outdoor fireplace. Modelled after the property’s former colonial woolshed, the villa has large indoor and outdoor living spaces and views over the Bay of Islands. There are two bedrooms – a master with a king-size bed and a second with twin beds – and one bathroom in the Boathouse and a second in the adjacent service building. Each residence has Sky TV, free WiFi, a barbecue grill and daily housekeeping; on request (and at an extra cost) a private chef can prepare all of your meals.

Vineyard Villa

This sea-view villa is surrounded by a manicured lawn that rolls towards the vineyard and leads to walking trails that connect the villa to the beach and beyond. The open-plan kitchen and living area face east towards the sea; sliding glass walls open to bring the outside in, and there’s a covered alfresco dining terrace and a sheltered sunset-facing courtyard with an open-air fireplace. The three bedroom suites – a sprawling master suite and two bedrooms each with one king-size bed – look out over the vineyards. Gabriel Residence

This modern home, inspired by traditional New Zealand farm buildings, has uninterrupted views over Wairoa Bay. There’s a large private lawn with alfresco lounge terraces (some covered), a covered deck and a sheltered open-air courtyard. Inside, there's a large fully equipped kitchen kitted out with party-prep gadgets and a scullery. The spacious main living area has direct access to the covered deck, and there are three other indoor lounges– one has a pool table and another is a cosy library. On a headland with 360-degree views of the surrounding ocean and countryside, this 1,142sq m barn-like villa is flanked by two pavilions, one containing the master bedroom and a second that’s home to the main living space. Walls and ceilings are lined with timber and the lobby is decorated with bold modern art;the lofty kitchen and dining area are filled with natural light. Cosy lounges are tucked away throughout the house – one has a rustic steel fireplace, and there’s also a private library and spacious indoor and outdoor dining and lounge spaces. Each of the five bedrooms is individually decorated: one of the king bedroom suites and a curved roof deck are at the northwest corner of the house, on top of an elliptical stone tower that houses the Landing wine cellar and tasting room.
