For stays from 5 May to 30 June 2025, 3 September to 22 December 2025, 6 May to 30 June 2026 and 3 September to 22 December 2026, cancellations made within eight days of arrival will incur a charge in full. For stays from 1 July to 2 September 2025, 8 January to 13 February 2026, 22 February to 27 March 2026, 12 April to 5 May 2026 and 1 July to 2 September 2026, cancellations made within 15 days of arrival will be charged in full. For stays from 14 February to 21 February 2026 and 28 March to 11 April 2026, cancellations made within 30 days of arrival will be charged in full. For stays from 23 December 2025 to 7 January 2026 and 23 December 2026 to 22 December 2027, cancellations made within 60 days of arrival will be charged in full.

The eight Hill Top Villas (158 sq m) face the mountain ranges of Nha Trang with views over the South China Sea. Located on the hill above the resort, at either end of the bay, they're accessible by secluded paths to ensure privacy. The elevated open-plan bedroom includes a walk-in wardrobe and an ensuite with separate sinks and a hand-crafted wooden bath tub. There's a private plunge pool out on the deck. Not recommended for children under six as the villa has a steep staircase with unfenced balconies and lofty ledges looking over the bay, up to 20 metres below.

Lapped by the gentle waters of the South China Sea, the four Rock Villas (187 sq m) are scattered among stone formations at the western end of the bay. In a secluded setting, removed from the busier areas of the resort, they're reached by a scenic hillside staircase. With separate sleeping and living areas similar to the Water Villas, they are elegant and spacious, offering ensuite bathrooms, walk-in wardrobes, separate sinks and handcrafted bath tubs. Each one comes with a private pool and ample decks for lounging. The five Two-Bedroom Hill Top Villas (267sq m) offer two separate ensuite double bedrooms with walk-in-wardrobes that adjoin the outdoor deck – cue panoramic views over the bay and mountains. Each boudoir comes with a wooden bath tub and secluded outdoor shower, plus there's a private pool for alfresco splashing. A standalone living area, further along the wraparound decking, completes the luxe picture. The villa's expansive size suits honeymooners or families.

The five gorgeous Water Villas (154 sq m) are set right on the edge of the ocean overlooking the bay’s coral reef, making them an ideal launch pad for snorkelling addicts. With their split-level lay-out, similar to the Hill Top Villas, the Water Villas are perfectly alligned to soak up the sunset, and feature a private deck for sunbathing and a plunge pool (although the tropical waters are just a dive away). You'll find them in a secluded spot at the eastern end of the bay, reached via a private hillside staircase. Not recommended for children under six, as villas have a steep staircase with unfenced balconies and lofty ledges looking over the bay.

The Rock Retreat

Set at the water's edge on the rock formations of a private bay, this stunning cluster of pavilions faces west to soak up the sunset and offers serious amounts of pampering and luxury. Access to the villa is via a series of wooden walkways set into the mountainside, a breathtaking 20-minute walk from the resort's main restaurant and bar, so privacy is assured, or via speedboat. The private infinity plunge pool blends seamlessly into the horizon and surrounding boulders, and there is a water slide into the pool. Housed in individual pavilions you'll find the living area (which can be converted into a third bedroom with an ensuite bathroom), a dining sala, a spa treatment room, and two bedrooms, including a master bedroom adjacent to an ensuite bathroom offering handmade bath tub and steam shower. A dedicated butler is on call 24-hours a day to cater to your every need, residing in an adjoining staff unit. The suite sleeps up to six guests and is not recommended for children under six as it has a steep staircase with unfenced balconies and lofty ledges overlooking the bay, up to 20 metres below.

Hill Top Reserve

This sprawling jungle-wreathed retreat (727sq m) has 180° views of the Bay and South China Sea from atop a hill above the resort’s beachfront villas. Secluded and serene, the villa can only be accessed by an off-road buggy. There’s a 76sq m infinity pool and sizeable sun deck; indoors, there are three bedrooms (the villa sleeps up to 10), a living room, gaming area, full kitchen (a chef can be summoned from the resort), dining area with a bar and a wine cellar stocked with 30 labels. Each bedroom is decorated in mod-Asian style, with wooden beams, and has an ensuite with a wooden bath tub. There’s a dedicated villa host, a 56-inch HD TV and digital entertainment system, 200 on-demand movies, coffee- and tea-making facilities and air-conditioning. Rates include airport transfers from Cam Ranh International airport. These villas can accommodate up to nine adults or seven adults and two children.

Water Reserve

This sprawling split-level stay looks out over Ninh Van Bay’s coral formations; access to this 900sq m private villa is by a walkway or a private speedboat. There’ss a jetty for direct access to the sea and a water slide into the 110sq m private infinity pool, which blends naturally with the horizon and surrounding boulders. The large sundeck has six loungers and an alfresco dining area. On the ground floor there are two master bedrooms – each with an ensuite bathroom with a bath tub and walk-in shower – and an indoor dining area with a table for eight guests; the upper floor of the pavilion acts as a living room or can be converted to a third bedroom on request.
