If you lose reception on your mobile, head to the back of the property close to Three Mile Harbor Road, or on site by the docks. While the Palmer Suites have WiFi the cottages don't, but fear not, there's wireless inside the office/reception room and at the Ship Store by the docks.

A manicured mini-village of 13 cute self-catering cottages which sit amid beautifully groomed gardens alongside two full-service private marinas. Sister to the 1770 House, these traditional wood-shingled vacation rentals are perfectly family-friendly and an exclusive alternative to the traditional Hamptons Share House. The deluxe houses are as suited to long stays as short-term vacations, and they benefit from hotel and concierge services.

Sleeps

You could check-in solo, or block book a few cottages and take your own clan. The smallest cottages would be cosy enough for a singleton, while the two-bed houses would sleep up to four.

The leafy waterside grounds are blooming with flowers and shrubs; navigate your way through the perfectly kept lawns with quaint slated pathways.

Eating and drinking

Fridges are empty upon arrival but each cottage has a minibar with Fuji Water, sodas, Cape Cod potato chips and cookies. There is also a coffee machine with coffee provided. The Ship Store sells clothes, laundry materials, bathroom toiletries, snack food and beverages. During the summer, The Ship Store serves a continental breakfast through the morning (restaurant opens at noon). You have kit enough in most cottages to prepare your own meals, but if you're feeling lazy, East Hampton Point has its own restaurant which serves modern American favourites, heavy on fresh local seafood and produce. So, if you fancy delights such as roasted Atlantic swordfish (with creamy orzo, Serrano ham, fava beans, citrus and olive tapenade, head over to where the professionals are), or grilled NY strip steak (embellished with red flannel hash, roasted beets and fingerlings, gorgonzola), trust the professionals. The restaurant closes on Labour Day, available only for private events until May, when it is open for dinner on Fridays and Saturdays, and on Sundays for brunch. During June, it's open for lunch and dinner every day.

Housekeeping

Once daily, but guests can request additional services if needed.

Entertainment

In the cottages you have iPod docks and CD players, as well as flatscreen TVs. You can arrange for in-room spa treatments too. Stray outside and there's a tennis court and a great outdoor children’s playground. If you want more thrills on terre firma, there's a shuttle service to the village of East Hampton.

At your fingertips there are Floris toiletries and free bottled water. The cottages don't have room service.
