With its whitewashed clapboard façade, Kenoza Hall appears as a gleaming snapshot of once-upon-a-time America. Old-world nostalgia abounds indoors, too, with carefully curated neo-Victoriana that nods to the former boarding house’s 1880 origins. But it’s the outdoorsy lakeside setting, sumptuous dining and treat-y spa experiences that draw burnt-out New Yorkers here, looking for a good old-fashioned rustic reboot among the fresh air and forests of upstate Sullivan County.

Our favourite rooms

The Grand Lake Loft scores especially high on wow-factor. Its generous sun-filled space offers sweeping views of the lake, with even the freestanding soaking tub offering a wonderful vantage point. Davenport-style bureaux, original hardwood floors, and reading nook all add to the antique charm. The standalone, wildflower meadow-set Bungalows have all the trappings of a cozy, country retreat, with their gas-burning stove and scenery-surveying porch swing.

Poolside

The swimming pool is long enough for at least a few strokes, and surrounded with a choice of seating – regular loungers and retro German-style sun chairs with striped cushions and retractable leg rests. Steps away you’ll also find a big sunken hot tub.

Spa

Despite the name, Hemlock Spa is where you come to detoxify with facials, massages and full-body therapies. A pebble-floor, greenhouse-like relaxation area with wraparound windows and abundance of carefully selected flora sets the tone. Kneipp-inspired hydrotherapy treatments are a nod to the region’s early Swiss and German settlers, and involve alternating between cold water plunge and steamy barrel sauna. Guests can also book a session in the Movement Studio, including aerial-yoga classes using specially adapted hammocks.

Pet‐friendly

Children

Welcome. Some rooms can take an extra bed for $75 a night, and the two-bedroom Grand Lake Bungalow sleeps four. Family-friendly kit, such as a treat-filled teepee or pack ’n’ plays, can be added to your booking.

Sustainability efforts

Single-use plastic water bottles have been scrapped, and all bathrooms have full-size refillable toiletries. The kitchen also sources a good portion of their ingredients locally. You’ll also find charging stations for electric vehicles.

Top Table

Most have at least a glimpse of the lake, but for the full panorama request a table out on the deck – weather permitting of course. If it’s full, next best for an alfresco experience is the bluestone patio, also a popular spot for lingering lunches.

Dress Code

If you’re feeling dressy, fit in with the of-yore ambience with some Gilded Age glamor – though best lose the corset in favor of something more low-key.

Hotel restaurant

Leafy plants, emerald-green velvet drapes and mid-century tables topped with starch-crisp white cotton set the tone for refined-yet-relaxed dining. Cuisine is largely rooted in old-world European traditions, with moules frites sharing the menu with gnocchi Parisienne and soy-glazed salmon. Expect a few American classics too, like rib-eye steak and oysters Rockefeller. The restaurant is open from breakfast through to dinner, and is a popular locals’ dining spot, too. 

Hotel bar

Considered the heart of the hotel, the bar is the oldest part of the building, with original features and atmosphere to match. A touch of the Great Gatsby is channeled through vintage glassware and art deco seating, together with some appropriately classic cocktails. Alternatively, their signature ‘Cold Fashion’ mixes scotch, cold brew, honey and amaro.

Last orders

Breakfast is from 8am–10am during the week; weekend brunch is from 8am–3pm, and dinner is served from 5pm–9pm. In winter, the restaurant is closed on Tuesdays and Wednesdays. The bar pours from 5pm–10pm, Sunday to Thursday; from noon, Friday and Saturday.

Kenoza Hall sits overlooking the eponymous lake in Upstate New York’s Sullivan County, surrounded by pine wood and rolling hills.

Planes

The lesser-known Stewart International Airport is the nearest place to fly into, at around an hour away. For direct flights, Newark Liberty International Airport is under two hours’ drive; John F Kennedy International Airport is just over two hours by road.

Automobiles

At just a couple hours’ drive from New York City, getting to Kenoza Hall by road is as simple as it is scenic. It also makes for a great stop along the way if you’re planning a road trip up to the Great Lakes. If you’re thinking of going electric, the hotel also has EV charging stations.

Worth getting out of bed for

Set in 55 acres of gardens and parkland, you don’t need to leave the grounds to get your legs and pulse pumping. A daily ritual here is the ‘morgen lauf’, a group morning stomp around the hotel’s onsite walking trails – if you’d rather go solo just look for the paths marked with their hare motif. For a more adventurous ramble, the glorious wilderness of the Catskill Mountains is within easy striking distance. If you’re visiting in the winter months, good chance snowshoes will come in handy, so ask at reception for a loaner pair.

Over the summer, the neighboring lake draws guests to its glass-like waters. You’ll have private access to the hotel’s dock, which is kitted out with canoes and kayaks free of charge. If flowing waterways are more your thing, the Upper Delaware River is a 15-minute drive away where river tubing is a particularly popular, and wonderfully lazy, way to enjoy this scenic stretch. 

Local restaurants

You’re not exactly spoilt for choice when it comes to dining in the area, but luckily Kenoza Hall has several sister hotels with top eateries within a short drive. The restaurant at the DeBruce impresses with seasonally changing tasting menus that showcase the best of the Catskills’ produce. The Tavern at Arnold House is a local institution that combines snug seating with local ingredients like fresh-caught river trout. Come evening things can get a little lively here, with spontaneous singing positively encouraged. 

Local cafés

Epicureans will have a field day at Sullivan Sundries, a one-stop shop for specialty brews from Bloom coffee, beautifully packaged groceries and a top-notch cheesemonger.

This handsome clapboard mansion opened as Armbrust House towards the end of the 19th century. You can still clap eyes on the original sign, hung in the hotel’s bar. Every corner of this rural retreat chimes with a sense of history, from its original hardwood floorboards and latticework, to carefully recreated spaces arranged with trinket curios, vintage suitcases, and ancient maps. Although steeped in Old American nostalgia, Kenoza Hall’s pioneering husband-and-wife hoteliers have deftly dodged schmaltzy, for something that feels more earthy and authentic. 

Their snug Parlor Room warms on winter evenings with a crackling fieldstone fireplace and wingback velvet armchairs. A bright, airy restaurant contrasts with the cocktail bar and its low-lit moodiness. And even the heritage-inspired Hemlock Spa captures a sense of a stride back in time. It all coalesces into a purposefully analogue experience.
